Tracy sales rose even with mortgage rates above 7%
CNBC reported the average 30-year mortgage rate at 7.37%. That is a real headwind. Yet the Real Estate Data Aggregator counted 223 homes sold across Tracy in the three months ending August 31, 2026. That is up 18% from the same months a year earlier.
If you own here, that number matters. Buyers are still active even at these rates. If you are buying, well-priced homes are still finding offers.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Tracy did not follow that script. Homes here are moving, and most are closing near or above asking.
Tracy by the numbers
More listings came to market and more went under contract. That is a healthy balance. It is not a runaway market, but it is not stalling either.

95377: buyers are moving fast
The Real Estate Data Aggregator counted 77 homes sold in ZIP 95377 in the three months ending August 31, 2026, up 2.7% from a year earlier. The median sale price was $750,000, up 4.2%. Prices here moved in the right direction for sellers.

95304: the biggest price jump
ZIP 95304 is the smallest of the three by volume. The Real Estate Data Aggregator counted 36 homes sold in the three months ending August 31, 2026. But the jump from a year earlier was striking: up 157.1%. Small numbers can move fast in percentage terms, so read that with some care.
The median sale price was $967,500, up 17.3% from a year earlier. Homes sold in a median of 24 days, 13 days faster than the same period last year. Pending sales rose 70% year over year, per the Real Estate Data Aggregator. Supply fell sharply too, down 2.8 months.
What the rate picture means
CNBC reported that mortgage applications to purchase a home were 18% lower than the same week a year ago, nationally. That is a real drag on buyers across the country. Tracy's 18% sales increase runs against that grain.
CNBC also noted that adjustable-rate mortgages hit 11.3% of all applications, the highest share in more than a year. Some buyers are finding ways around the fixed rate. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Tracy's own numbers, from the Real Estate Data Aggregator, show a mixed picture: prices dipped in 95376, held steady in 95377, and rose sharply in 95304.
- Tracy sold 223 homes in the three months ending August 31, 2026, up 18% from a year earlier, even as CNBC put the 30-year rate at 7.37%.
- Homes are selling faster, and more are closing above asking.
- The three ZIP codes each have their own rhythm.
- One street can read very differently from the ZIP as a whole.
