One part of Tracy is moving much faster than last year
Rates are up. Buyers are still showing up. That is the short version of what the numbers say about Tracy right now, as of October 11, 2026.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Then CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is real pressure on buyers. And yet, the Real Estate Data Aggregator counted 223 homes sold across Tracy's three ZIP codes in the three months ending August 31, 2026. That is up 18% from the same months of 2025.
More homes sold, and more went under contract too. The Real Estate Data Aggregator counted 219 pending sales across Tracy in that same period, up 6.3% from a year before. So buyers are active, even with rates where they are.
The ZIP that moved fastest
The story that stands out is in ZIP 95377. The Real Estate Data Aggregator shows the median days on market there fell 15 days from a year ago, landing at 28 days in the three months ending August 31, 2026. That is the biggest drop of any Tracy ZIP in this period.
Speed was not the only sign of strength in 95377. The Real Estate Data Aggregator found that 38.7% of homes there went under contract within two weeks of listing. That share jumped 15.9 points from the same period in 2025. Nearly 4 in 10 homes were gone in two weeks. Sellers who priced well did not wait long.
The median sale price in 95377 came in at $750,000, up 4.2% from a year ago, according to the Real Estate Data Aggregator. Homes there sold for an average of 100.7% of list price, up 2.3 points year over year. That means the typical home sold slightly above asking.
How the other ZIPs compare
ZIP 95376 is also moving. The Real Estate Data Aggregator counted 110 homes sold there, up 10% from a year ago. The median days on market was 28 days, 7 days shorter than a year before. The median sale price dipped a little, down 2% to $570,500. Prices do not always move in the same direction as speed.
ZIP 95304 had the smallest number of sales, 36, but the jump was striking. The Real Estate Data Aggregator shows that is up 157.1% from the same three months of 2025. The median sale price there rose 17.3% to $967,500. Pending sales were up 70%. The median days on market fell 13 days to 24, the fastest of any Tracy ZIP.

What the rate picture means for Tracy
CNBC reported that mortgage applications to purchase a home fell 2% for the week of October 7, 2026. That is a small dip, not a collapse. And the Tracy sales numbers from the Real Estate Data Aggregator cover the three months ending August 31, 2026, before rates pushed to 7.49%. Watch for that pressure to show up in later data.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Tracy's 95377 and 95304 both beat that national pace. ZIP 95376 trailed it slightly with a 2% price dip.
